👉👉Do you know how to count the real value of the real estate property in Poland? ✅ Today, we’ll go through our client’s case about the apartment purchase. Client’s agent confirmed that the final price was 500k zloty, and after the meeting was arranged. Our representative went to meet the agent, and at the meeting value grew up to 530k zloty, which was 6% more then the price initially discussed. ➡️ So what did the agent do to make the price more attractive to the client: ✅ Didn’t mention that their commission was 3% plus VAT
✅ Didn’t mention that they also charge the seller commission of more then 2% ✅ And finally didn’t say anything about penalty fee of 1% to make the contract cession. ➡️ Event though it is absolutely legal to take commission from both, seller & buyer, still informing about the final price should be a good practice of the real estate agents.
It was a primary market apartment purchase, the deal wasn’t finalised in the end because information provided wasn’t full and detailed, none of extra expenses was discussed. ➡️ Besides the price there were several other issues with a preliminary contract, the land ownerships and road construction approval. ‼️☝️ To know more about the real estate purchase process stay posted, follow ua and check out our previous posts.🔚 . . .
